Start With a Pricing and Strategy Meeting

We review your property, recent comparable sales, and current market conditions to determine a smart pricing range—not just a hopeful number.

We walk through timing, prep, and your goals (speed vs. price), then outline a custom marketing plan for your home.

From Listing to Closing

Consultation and pricing

We assess your home, discuss potential improvements to maximize, and recommend a listing price based on local data and strategy.

Prepare and stage your home

You declutter, depersonalize, and complete key repairs while we advise on simple staging moves that make the biggest impact.

Photography and marketing

Professional photos, floor plans, and listing copy showcase your home across the MLS and major real estate platforms.

Showings and open houses

We coordinate showings, collect feedback, and adjust as needed to keep your listing fresh and competitive.

Review offers and negotiate

When offers come in, we analyze price, contingencies, and buyer strength, then negotiate terms to protect your bottom line.

Under contract: inspections and appraisal

Buyers complete inspections and their lender orders an appraisal; we help you respond to repair requests and value questions. In some cases, buyers waive inspections and potentially purchase the property as is. If it's a cash buyer, an appraisal wouldn't be apart of the process.

Closing and handoff

Attorneys finalize documents, title is cleared, buyer does final walk-through, and once everything is signed and funded at the closing, you receive your net proceeds.

Presentation That Sells

Declutter and depersonalize

Clear surfaces, remove excess furniture, and minimize personal items so buyers can picture themselves living there.

Handle obvious repairs

Fix noticeable issues like leaky faucets, damaged walls, or broken fixtures that can scare buyers.

Stage key rooms

Focus on curb appeal, entry, living room, kitchen, and primary bedroom; even light staging can help homes sell faster and for more.

Getting the Numbers Right

  • Strategic pricing: A well‑priced home attracts more buyers and can lead to stronger offers than an overpriced listing that sits.

  • Comparing offers: We look beyond price at financing, contingencies, timelines, and the likelihood of a smooth closing.

  • What you walk away with: We help estimate your net proceeds after paying off mortgages, commissions, closing costs, and any credits to the buyer.

Staying Transparent and Protected

  • Required disclosures: If applicable, you will complete property disclosure forms and share any known material issues with the home.

  • Title and liens: Title professionals or attorneys check for liens or ownership issues and resolve them before closing.

  • Final walkthrough and closing: Buyers confirm the home’s condition has not changed since their offer was presented, then everyone signs the final documents to transfer ownership.

Local Knowledge, Hands‑On Service

  • Pricing and positioning guidance rooted in experience with New York and Connecticut single-family homes, multi-family homes, condos, and co‑ops—not just automated estimates.

  • A clear plan for preparation, marketing, showings, and negotiations so you always know what’s happening and what comes next.

  • Support from listing to closing, coordinating with buyers, agents, attorneys, and vendors to keep your sale on track.
